DTI is calculated by dividing your total monthly debt obligations โ including your new mortgage payment (PITI) โ by your gross monthly income. Lenders use two DTI ratios: Front-End DTI (housing costs only) and Back-End DTI (all monthly debts). Back-End DTI is the primary qualifier. For example: if your gross income is $8,000/month and total monthly debts including your new mortgage are $4,000, your back-end DTI is 50%.
