Hello, I’m Jerrod Butler Realtor, I’m a residential Seller’s Listing Agent, Buyer’s Agent and Real Estate Investor. For the past 24 years, I have made Colorado Springs my home with my beautiful wife and two children. Jesus Christ is at the center of our lives, and we enjoy being a part of this great community. Being a long-time resident helps my sellers and buyers because I know our community very well. I truly enjoy living and serving the people in the Colorado Springs community.

In addition to performing as a Realtor in Colorado Springs, I am also an active Real Estate Investor. I renovate and rehab multiple homes every year. This working knowledge gives me an edge in determining comparable values in supporting my clients. So, I am able to give insight as to what updates will be most beneficial in helping my sellers net the most amount of money possible. Also, I’m able to give insight to my buyers as to what it might cost to update various items. If you are not local, I do video tours that many remote buyers appreciate to find their home and close on before they move out here.

How does my Buy A Home program work and are there any costs

Whatever Colorado Springs Buyer Agent you hire, you will have to sign a buyer agency agreement at some point with them before you submit an offer. In a nutshell my Buyer Agent services are free to the buyer in that the seller will end up paying my commission.

I don’t require you to sign a buyer agent agreement immediately and we can look at homes and see if we work well together first. But once you decide which home you want to put an offer on, then I’ll require you to sign a Buyer Agent Agreement.

Some Buyer Agents out there may charge a retainer fee upfront (like an Attorney) or an hourly fee. I get paid at Closing out of the seller’s net proceeds. I’ve never had a buyer have to pay me directly to buy a home. I believe I have the most Buyer friendly agreement out there, see below language in our Buyer Agent agreement.

Buyer Agent Brokerage Firm Success fee (compensation)

  1. Buyer can Cancel this Agreement at any time, without penalty, as long as we are not Under Contract.
  2. Keep in mind the Buyer Broker Success Fee will be written in to the Contract as to what the Seller or Seller’s Brokerage Firm is paying, so Buyer does not have to sign any offers that are not agreeable to the Buyer.

  2. Go Look at Homes
    • We’ll set up a property search feed in the MLS system so you can more easily identify the homes you want to go look at
    • We’ll set up blocks of time to go out and look at homes
      • If you are remote, I can do video tours for you
    • Pick the home you want to submit an offer on
  3. Sign Buyer Agent Agreement
    • We’ll draft up and send the agreement for you to review and sign electronically
    • We’ll draft up the offer, you sign, and we submit the offer to the seller
    • I negotiate and get you under contract and walk you through the process to closing!
